According to reliable sources, renovation and refurbishment activities have been ongoing at Shah Rukh Khan’s residence for several weeks now. Due to the scale of the work, the Khan family is reportedly living in a different flat temporarily.

While such renovation might seem routine for a Bollywood superstar, the situation took a serious turn when a formal complaint was lodged alleging that the work violates environmental and municipal norms, specifically those linked to structures falling under the CRZ (Coastal Regulation Zone).

BMC and Forest Department’s Joint Visit Raises Eyebrows

On June 20, 2025, a joint inspection was carried out by BMC officials and Forest Department personnel at Mannat. Their visit, triggered by a citizen complaint, was focused on assessing the legality of the construction work currently underway.

An official from the Forest Department, quoted anonymously, stated:

“We received a complaint suggesting that the renovation being done at Shah Rukh Khan’s bungalow may not have the necessary permissions, especially considering it falls under a CRZ area. Following that, we inspected the site, and a detailed report will be prepared accordingly.”

This inspection marks the second time in recent years that Mannat has come under official scrutiny, reflecting the sensitivity of real estate regulations in coastal zones of Mumbai.

 Why Mannat is a Special Case

Mannat is not just any residence — it’s a heritage building, a landmark, and an architectural symbol of celebrity lifestyle in India. Located along the scenic Bandstand Promenade, it falls within a highly regulated coastal belt, which is subject to CRZ rules.

The CRZ norms, enforced by the Ministry of Environment, Forest and Climate Change (MoEFCC), place restrictions on:

  • Construction activities within a certain distance from the sea

  • Building height and expansion limits

  • Structural alterations without prior environmental clearance

Therefore, any renovation or structural changes at Mannat require official permits, including approvals from both BMC and environmental authorities.

 How the Complaint Came to Light

While the exact identity of the complainant remains confidential, sources within the BMC suggest that a formal written complaint was received through the municipal grievance system. The complaint alleged that the renovation work at Mannat had started without obtaining required CRZ clearance, and potentially encroached upon regulated areas.

This prompted authorities to initiate a surprise inspection, leading to further investigation into the nature and extent of the renovation.

 What Happens Next?

As per BMC protocols, the inspection team will submit a detailed report after verifying the construction’s compliance with all regulatory requirements. If any violations are found, the following actions may be taken:

  • Issuance of a Stop Work Notice

  • Demolition of illegal extensions

  • Imposition of fines and penalties

  • Legal action under the MRTP (Maharashtra Regional and Town Planning) Act or Environment Protection Act

At this stage, no official statement has been made by Shah Rukh Khan or his legal representatives. However, given the star’s prominence, it is expected that the matter will be handled with complete transparency.

 Has Mannat Faced Legal Issues Before?

Yes. This isn’t the first time Mannat has faced regulatory scrutiny. In previous years:

  • In 2015, BMC had raised concerns over an illegal ramp constructed outside Mannat, which was eventually removed after public backlash.

  • In 2018, questions were raised about commercial use of residential premises when a nameplate branding deal with a luxury brand caught attention.

  • No construction within 100 meters of the high tide line in CRZ-I

  • Limited construction rights in CRZ-II and CRZ-III zones
